To provide you with a rental rate recommendation we find it very helpful to meet with you in person beforehand.   After touring your property we’ll provide you with a rental rate recommendation.  Several factors go into this recommendation, but most importantly: 1) Current economic conditions, including market demand (which can vary on a seasonal basis), net migration, and employment factors.  2) Current competing listings which are similar to your property based on location, size, features, and availability 3) Recent lease transactions, which provide a good measurement for actual leases that have taken place recently which are similar to your property.   Our commitment is to provide you with a realistic rental rate recommendation that you can use to forecast your potential return.  Contact us to schedule a free appraisal.
We find that tenants typically start viewing properties 4 – 6 weeks prior to their desired possession date.  Therefore, it is beneficial to have your property actively marketed within that same timeline.  While time on the market varies based on several factors, in recent months we averaged between 15 and 30 days. Yes. In fact we welcome it!  We recognize that every property is unique and nobody knows the nuances of a property better than the owners.  We have a comprehensive Property Information Package that is used to document and transfer important information and special directives for your property – from you to us. This intake process allows us to manage your property professionally and provide your tenants with the information they’ll need to ensure a successful tenancy.
For residential properties, the fixed term lease is typically twelve (12) months; however this may vary based on several factors including the property type and whether the property is furnished or unfurnished.  We work on your behalf to find and keep great tenants and in most cases we renew existing tenants for subsequent fixed terms.
Yes.  We work with owners to develop an appropriate inspection plan for their rental property.  As a rule of thumb, we aim to conduct bi-annual periodic inspections for each property in our portfolio.  We generate an inspection report to be shared with you, the property owner, which identifies any possible issues and recommendations for maintenance or repairs.
Unless otherwise agreed, the tenant is responsible to maintain the lawns and gardens to the standard they were found at the beginning of the tenancy.  We work with both the owner and tenant to make sure special provisions are met whether it be seasonal clean-ups, irrigation maintenance, or tree and shrub trimming.
If the tenant wishes to alter the existing locks or add other security devices to make the property more secure, the tenant must obtain the landlord’s prior consent and pay all costs. The tenant must provide Residential Leasing Group with a copy of any new keys.
We advertise your property and the permissibility for pets based on your preferences.  Before any tenant with pets is approved for rental we will get your consent to proceed beforehand.  Typically we will request a non-refundable pet fee which will go toward the maintenance and cleaning of the property.  Additionally we will include pet maintenance addendum to the tenants lease.  If your property is a condo, we will ensure that any request to have a pet in the property is permissible based on condo rules and regulations.
